Description

The house is built on a 3000 square meter plot and has a single-story area of 350 m² with a garage for two vehicles and a tool and equipment shed. The entire construction is made of concrete blocks with columns. It features a total of 5 bathrooms (a guest bathroom at the entrance to the right of the foyer), 2 spacious suite-type bedrooms, both with their own bathrooms with showers. The third bedroom is slightly larger than the others; this is the master bedroom, which has a shower, jacuzzi, and a walk-in closet. These three bedrooms are equipped with Samsung and LG mini-split air conditioning units and Westinghouse fans.

The living-dining room has electrical and drainage provisions for air conditioning or climate control system. On the south side of the living-dining room, there are two aluminum doors that open to the terrace, integrating the living-dining room space with the terrace, which overlooks the garden.

The kitchen is large, with a breakfast bar with four adjustable-height telescopic chairs, a four-burner ceramic hob, built-in oven, double-door refrigerator, dishwasher, and two-level shelves. On the north side of the kitchen, there is a pantry with a door. The utility room has a washing machine, dryer, and a service room with its own bathroom with shower. The utility room has three doors: one internal door to the south connecting to the kitchen, one to the east leading to the clothesline, and the north door to the garage.

On the north side of the garage, there is an integrated shed with internal dimensions of 1.44 m wide x 5.80 m long, totaling 8.35 m². The shed has shelves, lighting, and a double internal power outlet. Among the tools and equipment, we have a gasoline-powered lawnmower from Briggs & Stratton, a gasoline-powered brush cutter from Sthyl with attachments for hedge trimming, a small saw, and a blade for cutting grass and weeds. There is a Sthyl pressure washer, tools like hammers, soil machete, knife, manual branch cutter, masonry trowel, brooms, fixed-tooth rake, movable-tooth rake for grass collection, a fruit-picking basket with extension tube, two aluminum ladders (one small and one large), a 20-liter manual backpack pump for applying organic and natural products, and a 5-liter manual pump.

The entrance to the house is paved and has an electric gate and a side door for pedestrian access. The property features shade and fruit trees: orange, lemon, guava, mango, two avocado trees, two soursop trees, two cas trees, two fig bushes, a Kalamondin tree (producing small acidic oranges for making marmalade), a pitaya, medicinal plants including 12 lemon grass plants, juanilama, six aloe vera plants, and a miracle fruit bush. The entire green area is covered with grass. There is a nursery measuring 8 meters long x 6 meters wide x 2.5 meters high with sprinklers for irrigation.

We have a gardener, Abelino Salgado, a Nicaraguan national (with current legal documents), who has worked with us for 13 years. He knows the property well, can make compost, wash vehicles, window screens, and windows very well; he is an excellent handyman. He is completely honest and loyal and highly recommended as he knows every inch of the property.

Five years ago, we installed grid-direct solar panels, saving about 75% on the electricity bill. A 50-meter-deep well was drilled with a 1 HP submersible motor, registered with MINAE, with usage rights paid quarterly. The water fee is 6,671 colones quarterly, and the water is used exclusively for irrigation all year. We irrigate the fruit trees by drip and use movable sprinklers on the grass with well water. There is a dog house that can accommodate two large dogs.

The east and west sides of the property have cyclone mesh welded to 2″ galvanized tubes. On the west side, there is swinglea (lemon grass) planted in two rows (in a zigzag pattern) at a distance of 30 cm from each other. The house has an alarm system with external and internal sensors, central control, and manual controls.

The south, north, and west sides are protected by a fence with three electric fence wires. The house has both external and internal alarm systems. On the south boundary, there is a wide iron gate leading to the public road. On the same side, there is swinglea (lemon grass) planted, giving privacy to the property. All services (potable water, telephone, internet, and cable) are underground and enter from the public road (Calle Cambalache).

The potable water for human consumption is from Acueductos y Alcantarillados and is collected in a 5 cubic meter underground tank. The water is pumped to the house’s piping through a hydropneumatic pump to maintain constant pressure and ensure a steady water supply. There is an in-line activated carbon and silver filter, which the potable water passes through before entering the storage tank.

The house has fiber optic for television and internet with a speed of 100 symmetrical megabytes.
